  • Lawn pricing changes based on sod versus seed and does not include unknown irrigation repairs unless written in.
  • Hardscape and retaining wall rates assume standard access and normal base prep.
  • Drainage and grading can expand after utilities, rock, or export quantities are confirmed.
  • Water authority, HOA, and municipal grading rules can vary sharply by neighborhood and city.
  • Tree permits, root barriers, and backflow requirements are not assumed unless called out.
  • Plant zones and drought guidance are informational only and should be checked against the local climate and nursery availability.
